基于DEA模型的新疆房地产税收效率分析

以房地产相关税和财产税作为产出指标,以房地产行业固定资产投资额、财产税占地方财政收入的比重、商品房销售面积、商品房销售价格、本年房屋竣工面积和价值作为投入指标,运用DEA2.1软件测算新疆2003-2013年房地产税收效率,并进行投入冗余和产出不足分析.结果表明,4个非DEA有效的年份综合效率损失主要是由于规模无效造成的,房地产相关税、财产税占比、商品房销售价格和竣工价值等指标可调整幅度较大.因此,提高新疆房地产税收效率的有效途径是扩大税收规模,制定合理的税率、优化税收结构、加大资本投入、激发房地产市场活力.     

沈阳房地产开发行业发展效率评价与优化

将房地产开发行业发展效率界定为资源要素投入(土地、资金)与产出之间转化的相对有效程度.利用超效率DEA模型，选取土地购置面积、房地产开发投资为投入指标，商品房销售面积、商品房销售额和土地增值税为产出指标，通过横向对比与纵向对比相结合的方式，对沈阳房地产开发行业发展效率进行测度分析.研究结果表明，沈阳房地产开发行业发展效率相对不高，进而从政策和企业两个层面，提出优化发展效率的对策建议，旨在促进行业转型升级.     

中国房地产市场周期波动分析

房地产市场具有其特有的周期性.在定性分析国内外房地产周期波动的基础上,以房地产开发投资和商品房施工面积为输入指标、以商品房竣工面积和商品房销售金额为输出指标,利用数据包络分析方法(DEA之C2R模型)以及Lingo数学软件,基于我国部分城市的房地产市场周期(波动),定量地实现了相同城市、不同时间的纵向分析和相同时间、不同城市的横向分析.基于宏观与微观政策、提高运行效率(优化非有效性)等,提出了有效利用房地产市场周期的若干设想.     

基于CCR模型和超效率模型的辽宁省高等教育效率测评

以辽宁省1997～2010年高等教育投入产出为研究对象,选取教职工人数、教育经费投入、研发经费的投入作为投入指标,选取本专科在校生人数、研究生在校生人数与专利授权数作为产出指标.利用DEA的CCR模型和超效率模型对辽宁省高等教育效率进行测评,1997与1998年为非DEA有效,规模收益递增,1999～2010年为DEA有效,规模收益不变.利用超效率模型能够对所有决策单元进行评价和排序,辽宁省高等教育效率由1999年扩招前的非DEA有效变成扩招后的DEA有效,并且投入产出效率呈逐年平稳上升之势.     

基于DEA方法的广东林业投入产出效率优化路径分析

林业的投入产出效率对林业发展有着十分重要的意义,尤其在经济相对较为发达的广东省.运用DEA分析方法,对广东21个城市林业的4个投入指标和3个产出指标进行分析,得出各个城市的林业投入产出效率值,纯技术效率值,规模效率值和规模效益.进而对广东林业投入产出的投影值进行测算和分析,并根据相关分析结果提出了提高广东林业投入产出效率的改进措施.     

基于DEA的中国区域科技投入产出相对效率研究

从科技投入人、财、物的角度建立科技投入指标体系,以科技直接产出和间接产出衡量区域科技产出。应用DEA方法评价中国区域科技投入产出相对效率,结果表明:中国区域科技投入产出效率总体水平较高,全国31个省市区中51.61%的区域科技投入产出为DEA有效,DEA有效区域集中在东部沿海发达地区及个别欠发达地区。全国纯技术效率和规模效率平均值分别为89.19%和98.39%,与规模效率相比,地区之间技术效率差别分化更大。     

高校二级学院教师人力资源配置效率评价 ——以X大学为例

从高校内部人力资源管理的角度,运用数据包络分析法（DEA）,以高校内部二级学院作为决策单元（DMU）,从人才和经费投入、科研和教学成果产出方面构建教师人力资源投入产出指标,建立二级学院教师人力资源配置效率评价DEA BBC模型,从综合技术效率、纯技术效率、规模效率、规模收益和松弛变量等微观层面,评价二级学院人力资源的投入产出效率。X大学13个二级学院教师人力资源配置效率的实证研究表明,该模型不仅能够从二级学院层面判断师资队伍职称结构和内部教师人力资源结构是否合理,亦能发现二级学院之间的人力资源配置效率差异,同时还能精确判断二级学院教师人力资源效率配置的改进方向和程度,使评价更具实践指导价值。     

基于DEA和Malmquist指数方法的新疆科技与金融结合效率测度

本文依据科技金融多参与主体的特点,构建了代表政府、银行、证券市场、债券市场、保险市场投入和科技与经济产出的指标体系,采用DEA结合Malmquist指数方法,用2007-2015年面板数据,对新疆14个地州市科技与金融结合的效率进行测度。结果可以看出,61.3%的地区综合DEA有效。DEA非有效但规模收益递增的地区应加大各投资主体对科技金融的投入力度;规模收益递减的地区应调整投入结构,提高投入资金的使用效率。通过投影分析,得知阿克苏地区效率低下的原因是保费等投入冗余和专利、论文产出不足。     

影响兰州市房地产价格的供给因素分析

通过对影响兰州市房地产价格的供给因素定性分析,确定了房地产价格的供给影响因素,并分析了各因素如何对房价变动起作用。作为供给因素的房地产开发投资额、竣工房屋面积、竣工房屋价值等指标大幅增加,但由于供给结构不合理,有效供给不足,导致价格不断上升。针对存在的问题,须积极调整市场中的商品房供给结构,并调整保障性住房建设,充实市场供给,以稳定房价。     

我国商品房平均销售价格影响因素的回归分析

房地产对国民经济有很大的影响.商品房价格变化是多种因素发展变化,共同作用的结果.从商品房平均销售价格及其竣工房屋造价、地区生产总值等关系入手,从2014年中国统计年鉴获取部分数据,运用回归分析中的逐步回归法和相关统计软件对其进行回归分析,得知对商品房平均销售价格有显著影响的是土地购置费、竣工房屋造价、城镇居民人均可支配收入、地区生产总值.     

Markedness and its Interpretation in Language Use

Language markedness is a common phenomenon in languages, and is reflected from hearing, vision and sense, i.e. the variation in the three aspects such as phonology, morphology and semantics. This paper focuses on the interpretation of markedness in language use following the three perspectives, i.e. pragmatic interpretation, psychological interpretation and cognitive interpretation, with an aim to define the function of markedness.     

Characterization of Ordovician carbonate reservoirs, southeastern Saskatchewan, Canada

The discovery of the prolific Ordovician Red River reservoirs in 1995 in southeastern Saskatchewan was the catalyst for extensive exploration activity which resulted in the discovery of more than 15 new Red River pools. The best yields of Red River production to date have been from dolomite reservoirs. Understanding the processes of dolomitization is, therefore, crucial for the prediction of the connectivity, spatial distribution and heterogeneity of dolomite reservoirs.The Red River reservoirs in the Midale area consist of 3～4 thin dolomitized zones, with a total thickness of about 20 m, which occur at the top of the Yeoman Formation. Two types of replacement dolomite were recognized in the Red River reservoir: dolomitized burrow infills and dolomitized host matrix. The spatial distribution of dolomite suggests that burrowing organisms played an important role in facilitating the fluid flow in the backfilled sediments. This resulted in penecontemporaneous dolomitization of burrow infills by normal seawater. The dolomite in the host matrix is interpreted as having occurred at shallow burial by evaporitic seawater during precipitation of Lake Almar anhydrite that immediately overlies the Yeoman Formation. However, the low δ18O values of dolomited burrow infills (-5.9‰～ -7.8‰, PDB) and matrix dolomites (-6.6‰～ -8.1‰, avg. -7.4‰ PDB) compared to the estimated values for the late Ordovician marine dolomite could be attributed to modification and alteration of dolomite at higher temperatures during deeper burial, which could also be responsible for its 87Sr/86Sr ratios (0.7084～0.7088) that are higher than suggested for the late Ordovician seawaters (0.7078～0.7080). The trace amounts of saddle dolomite cement in the Red River carbonates are probably related to "cannibalization" of earlier replacement dolomite during the chemical compaction.

低渗透非均质砂岩油藏启动压力梯度研究

理论推导与室内实验相结合,建立了低渗透非均质砂岩油藏启动压力梯度确定方法。首先借助油藏流场与电场相似的原理,推导了非均质砂岩油藏启动压力梯度计算公式。其次基于稳定流实验方法,建立了非均质砂岩油藏启动压力梯度测试方法。结果表明:低渗透非均质砂岩油藏的启动压力梯度确定遵循两个等效原则。平面非均质油藏的启动压力梯度等于各级渗透率段的启动压力梯度关于长度的加权平均;纵向非均质油藏的启动压力梯度等于各渗透率层的启动压力梯度关于渗透率与渗流面积乘积的加权平均。研究成果可用于有效指导低渗透非均质砂岩油藏的合理井距确定,促进该类油藏的高效开发。

海南岛地体及其毗邻陆缘晚中生代—新生代古地磁研究和构造演化

本文叙述了对海南岛及其毗邻大陆边缘白垩纪到第四纪地层岩石进行古地磁研究的全部工作过程。通过分析岩石中剩余磁矢量的磁偏角及磁倾角的变化,提出海南岛白垩纪以来经历的构造演化模式如下:早期伴随顺时针旋转而向南迁移,后期伴随逆时针转动并向北运移。联系该地区及邻区的地质、地球物理资料,对海南岛上述的构造地体运动提出以下认识:北部湾内早期有一拉张作用,主要是该作用使湾内地壳显著伸长减薄,形成北部湾盆地。从而导致了海南岛的早期构造运动,而海南岛后期的构造运动则主要是受南海海底扩张的影响。海南地体运动规律的阐明对于了解北部湾油气盆地的形成演化有重要的理论和实际意义。     

An Index mechanism for multi-scale view in spatial databases

There are numerous geometric objects stored in the spatial databases. An importance function in a spatial database is that users can browse the geometric objects as a map efficiently. Thus the spatial database should display the geometric objects users concern about swiftly onto the display window. This process includes two operations:retrieve data from database and then draw them onto screen. Accordingly, to improve the efficiency, we should try to reduce time of both retrieving object and displaying them. The former can be achieved with the aid of spatial index such as R-tree, the latter require to simplify the objects. Simplification means that objects are shown with sufficient but not with unnecessary detail which depend on the scale of browse. So the major problem is how to retrieve data at different detail level efficiently. This paper introduces the implementation of a multi-scale index in the spatial database SISP (Spatial Information Shared Platform) which is generalized from R-tree. The difference between the generalization and the R-tree lies on two facets: One is that every node and geometric object in the generalization is assigned with a importance value which denote the importance of them, and every vertex in the objects are assigned with a importance value,too. The importance value can be use to decide which data should be retrieve from disk in a query. The other difference is that geometric objects in the generalization are divided into one or more sub-blocks, and vertexes are total ordered by their importance value. With the help of the generalized R-tree, one can easily retrieve data at different detail levels.Some experiments are performed on real-life data to evaluate the performance of solutions that separately use normal spatial index and multi-scale spatial index. The results show that the solution using multi-scale index in SISP is satisfying.
