摘    要:基准地价是经各地政府确认并公布的,对应于一定的区域、用途的土地平均价格,是政府宏观调控土地市场的重要杠杆.针对多数城镇公布的基准地价,文中分析了基准地价内涵,讨论基准地价系数修正法的评估思路、宗地地价的影响因素,提出新的修正系数计算方法,以便更准确、客观地评估宗地地价.

Abstract:The base price of land is a kind of the average price of the land in certain zone, which is ratified and publicized by the government for the different usages. The base price is the important leverage for the government to macro-control the land market. Based on the prices publicized by the majority of town governments, in order to evaluate the parcel price more accurately and objectively, the authors analyze the meaning of the base price of land, discuss the evaluation idea of coefficient modification method and the influence factors of the land price, a new method to calculate the modification coefficient is presented.
