摘    要:针对目前住房价格不断上涨和政府宏观调控政策的出台所引发的不同观点的讨论,从土地和住房价格的原理、市场特点及相互关系着手,具体分析了住房生产、流通、交易过程中各相关因素的作用,判别了不同观点的对错、失误,明晰了土地价格对高房价的影响和高房价的成因机制。

The Relationship Between the Price of Land and the Residence If the High Price of Land is the Main Reason for the High Residential Price
Abstract:This analysis focuses on the discussion of different views about the high-rising residential price and the macro-control policies.By distinguishing the function of each factor in the process of production,circulation and trade of residence from the beginning of understanding the principle,characteristic and relation of land and residence,the paper makes a judgment about the faults of each view,clears the mechanism of the influence of the land on the high price of the residence.
