| 摘 要： | 所谓香港模式,是指以开发商为中心的一条纵向价值链,从买地、建设、售房到后期物业服务,通常由一家企业独立完成,开发商也因此被称为"全能开发商"。美国模式的核心则是金融运作,房地产信托基金和投资商成为房地产的主导者,地产开发建造商或中介商成了围绕资金的配套环节。该文分析了这两种模式的利弊并重点分析了美国模式在中国的发展以及前景。
