An Analysis of the Sensitivity of Prices of Second-hand Apartments to Changes in Housing Attributes and Location

Housing price has been regarded as function of individual housing attributes. Using the sample price of second-hand apartments in the Chengdu proper, and allowing for the law of diminishing marginal utilities, this paper studies the sensitivity of the price of second-hand apartments to individual housing attributes, and the law of diminishing marginal utilities of the housing price with changes in the housing attribute as well, in which the urban housing price hedonic model is estimated. Findings include that prices of second-hand apartments are relatively sensitive to changes in usable apartment space. But the price is not sensitive to changes in housing age and furnishing, and not to those in location as well. These findings are implicative for the development and sale of housing as well as consumers' investment in housing.
