| 摘 要： | 在研究土地级别划分的基础上，根据级差收益递减原理，分析了商业用地基准地价评估的原则、方法和评估模型，并利用铺面租金剥离法测算了铜川市商业用地的基准地价（包括路线价和区片价），为铜川市住宅、工业、科教文卫及综合用地地价评估提供客观依据

| Abstract: | On the basis of land grade division,according to the principle of differential profit decrease by degrees,this paper aims to analyze the principles,methods and evaluating models of standard price appraisal of commercial land.Using the method of rent stripping of commercial rooms along streets,this paper also calculates the standard price of commercial land in Tongchuan city include line price and region price.It puts forward a practical basis for price appraisal of residential ,industrial,scientific educational,cultural,medical and integrated lands etc,in Tongchuan city. |
