| 摘 要： | 对当前物业管理中存在的一些问题,许多业内人士将其归咎于物业管理合同的计价方式,提出用“酬金制”取代“包干制”的想法。事实上,“酬金制”与“包干制”各有其适用范围,“酬金制”五种类型合同各有其特点。

| Abstract: | As far as the problems of estate management are concerned, many professional men think it is due to the pricing methods of estate management contracts. They propose that "commission-system" should take the place of "contract-system". In fact, "commission-system" and "contract-system" have their own suitable fields and the five kinds of "commission-system" have their own characteristics also. |
