煤矿地价的影响因素及评估方法初探

摘    要:矿区地价的评估方法不同于一般城镇地价的估算。它受矿区规模、布置集中程度、现代化程度、经济效益、距城镇距离及最近城市的规模、地形地势、生产阶段以及环境污染及治理状况等因素的影响,且地价具有分区明显,主体部分为工业用地和住宅用地。矿区基准地价评估应采用类比法或模型修正法处理。

Abstract:The land in coal mining district is a kind of nationalized land.The influence factors deoiding its price are different from that of city and town.The price of land in coal mining district depends on the scale,level of centralized and modernized,economic benefit,distance to the city and its size,topography,stage of production,environmental pollution and it's administration of the district.The main part is intended for the use of industry and residence.The price of land in different district is different.The appraisin of standard price of land should adopt analogy or model modifing.
