| 摘 要： | 经过十几年的大规模房地产开发,北京的城市面貌发生了巨大的变化,但也出现了一些很多大城市都难以避免的突出问题,其中很多问题是与房地产开发布局密切相关的。城市规划对房地产开发具有重大而深远的影响,分析近年来北京房地产开发布局的变化情况,发现这些变化与新的城市总体规划不谋而合,说明城市总体规划的调整体现了北京城市发展的内在要求和客观规律。建议今后北京房地产开发布局要强调综合开发、规模开发、次序开发和以人为本。

| Abstract: | The extensive development of real estate in the past ten years in Beijing has changed its appearance enormously,but at the same time it has brought about a lot of problems as normally happens in the process of development in most other cities. The general planning of a city has a great and lasting impact on the real estate development. By analyzing the changes of real estate development and layout in Beijing in recent years,it is found that the changes of Beijing real estate coincides with the new general planning.That proves the adjustment of comprehensive planning has reflected the inherent requirement for the city's development.In the future,the developmental and layout orientation of real estate in Beijing should be comprehensive,planned and people-oriented. |
