我国住房价格影响因素的实证分析——以济南市为例

摘    要:自我国房地产业进入商品化阶段以来,济南市住房市场始终保持了良好发展态势,但住房价格上涨过快的问题日益突出,制约了该市房地产业的健康发展,同时对社会稳定和居民生活质量的提高产生了负面影响。解决该市住房价格过快增长的根本对策是回归合理的土地交易价格和适时提高居民的收入水平。

Abstract:Since the real estate become commercialized in China,the house market in Ji'nan has kept the tendency of smooth development.However,the soaring house price has become a distinct problem that inhibits the healthy development of real estate in the city and affects the social stability and the improvement of the citizens' livelihood.The fundamental measure to control the soaring house price is to force the land price onto the rational level and enhance the income level of the citizens.
