湖南省区域城市地价水平研究

城市土地是城市建设和发展所依赖的最基本的资源和最重要的资产,是构成城市经济的最基本要素.运用灰色预测方法、综合指数法、回归分析等方法对湖南省长沙、株洲等五个城市的地价水平进行预测,评价了城市地价水平与区域空间要素的协调程度.结果显示,研究区域城市地价水平呈稳定上升趋势,基本与区域空间环境相协调,但有个别城市受地方政策影响较大.因此,对区域空间效应的定量化是实现区域城市地价合理化的有效途径.

Research on Regional Urban Land Price Level of Hunan Province

Urban land is the basic resources and the most important asset on which the urban construction and development can de-pend,and is the most basic element of urban economy.This paper predicts the land price level of five cities located in hunan province, including changsha,Zhuzhou,etc.,and evaluates the coordination degree between urban land price level and regional spatial elements with the grey prediction method,the comprehensive index method,regression analysis and other methods.
