| 摘 要： | 通过建立城市地租与地价模型,分析了城市地租与地价的形成机理,进而揭示了一个城市总体地价的静态守恒与动态增长特征,即城市总体地价由城市有效购买力所决定.在某一特定时刻,城市有效购买力一定.城市总体地价也保持一定.随着城市经济发展、人口增长、投资追加和规划改善,城市土地价格将呈增长趋势.

| Abstract: | This paper analyzed the formation of urban land rent and price through establishing the model of urban land price in a city.It is revealed that the total urban land price in a city is determined by the effective purchasing power and keeps an equal price value at a special time; and urban land price can be increased by economy development,population increase,investment and city plan perfection. |
