摘    要:城市建成环境对TOD效能有重要影响,为识别其影响的内在规律,进而提出优化建议以提高TOD效能,本文选取福州市地铁1、2号线共47个站点作为研究对象,分析建成环境与TOD中的交通、经济、社会、环境效能等4个维度的相关性。研究结果表明:岗位密度、公共服务设施密度、道路密度、公交站点密度和市中心可达性等13项建成环境指标与TOD中的交通、环境、社会效能存在显著的相关关系,并可以建立岭回归模型;而在建成环境指标与TOD的经济效能之间未发现明显的相关性。进一步选取福州市商业中心站点——东街口站作为典型案例,从TOD效能的4个维度系统分析站点周边的建成环境,提出了优化核心区域的慢行系统、提升站点与公交的接驳功能、营造系统化的绿地与开敞空间、完善社区公共服务功能等系列优化对策,为今后TOD开发中的类似问题提供借鉴与参考。

Abstract:The built environment is an important factor influencing the effectiveness of TOD. In order to identify the inner laws of its influence, and thus improve TOD effectiveness. In this paper, 47 stations of Fuzhou Metro Line 1 and Line 2 were selected as research objects. Correlation between built environment and TOD traffic, economic, social and environmental effectiveness and ridge regression model were established. The results showed that 13 built environment indicators, such as job density, public service facility density, road density, bus stop density and downtown accessibility, are significantly correlated with TOD traffic, environmental and social effectiveness. And a ridge regression model can be established. No significant correlation exists between built environment indicators and TOD economic effectiveness. The Dongjiekou Station, a commercial center site in Fuzhou City, was selected as a typical case. The built environment around the station was systematically analyzed from four dimensions of TOD effectiveness, and a series of optimization countermeasures were proposed: optimizing the slow walking system in the core area, improving the connection function between the station and public transportation, creating systematic green space and open space, and improving the public service function of the community. It provides reference for similar problems in future in future TOD development.
