北京南城房地产开发增长机制研究

摘    要:分析了北京南城房地产业存在的主要问题 :资金短缺、市政设施薄弱及文物保护问题等 ,着重对当前北京南城房地产业开发增长机制的研究 ,提出了环境优化、改善交通状况、人口数量质量的改变和产业调整、文物保拆矛盾的处理、创造楼盘特色、申奥入世的拉动、谨慎闲置与供给、合理分配高中低档房的比例及政策等发展策略

Abstract:This article analyses the difficulty which the real estate of southern cities in Beijing is feced to.They are the short of fund,the feeble establishment of civicism and protecting cultural relic.Based on these questions,the article emphasizes the study on increasing mechanism of the real estate of southern cities in Beijing and points out the countermeasures:opitimising conditions,improving traffic,altering the quantity and quality of population and adjusting industry,dealing with the conflict of protecting and removing cultural relic,creating the characteristic of real estate,the pulling of applying Olympic and entering WTO,be cautious to the leaving unused and supplying logically distributing all kinds of real estate,policy and so on.
