摘    要:城市地价的评估始于本世纪80年代末,主要依据是国家土地管理局颁布的《城市土地定级规程(试行)》和《城市土地估价规程(试行)》。两规程在这一阶段的城市土地科学管理起到非常重要的作用。尽管如此,由于城市土地评价的研究工作受到两规程的约束,工和的技术方案或思路都是大同小异。就目前城市地价评估中存在的不足,提出一套实用的、简便的、可操作性强的结合城市规划的城市地价评估方法。

Abstract:Urban land estimation has been studied for more than ten years. The idea is limited by National Bureau of Land Management developed rule. It is necessary that improving the scientific method of urban land estimation. Based on urban planning, in this paper, a new method be put forward is deal with scientific method of estimating urban land from evaluation unit, method of evaluation, and so on. Otherwise, a set of correctional coefficient of land price used by commerce and resident has been put forward. Use this methodology estimating urban land price, which conclusion can improve reliability for urban planning. It has been proved that this methodology is simplicity, easily applied by the case study of this paper.
