摘    要:房地产市场比较法是房地产常见的估价方法之一,但由于个人掌握的交易实例有限及修正主观性影响其可靠性.建立房地产市场估价信息系统有利于提高这一方法的可靠性.系统构建与应用的步骤是:(1)搜集房地产交易实例,建立房地产交易数据库;(2)建立各种修正模型;(3)选择比较实例,利用估价修正模型进行修正;(4)估价人员凭估价经验进行适当的调节。

Abstract:Market comparison approach is one of the commonest appraise approach. There are two key points that largely influence conclusion of value. (1) There are enough to trade examples. (2) Accurate appraise amendatory coefficient should be given. However, these two points are very difficult to do in conventional appraise. So a market comparison approach information system should be set up. First, trade examples database should be set up. Then, we found maths appraise model so as to accurately amend. Finally, example is applied to show the model.
