北京市经济适用住房供给规模影响因素的实证分析

选择采用相关系数分析和主成分分析相结合的实证研究方法对北京市经济适用住房供给规模影响因素进行实证分析.通过研究确认:1999年至2007年间影响北京市经济适用住房竣工面积的因素可以归结为三个方面,即居民住房需求规模、居民收入水平不均衡程度和商品住房供应规模.这表明:这一期间北京市经济适用住房供给规模具有明显的"以需定供"的特点.北京市在未来一段时间内,保障性住房资金和土地的投入量应该与国民经济和居民消费保持相对同步甚至是更快的增长,才能逐步弥补供需缺口.

Factors affecting the scale of affordable ownership housing supply in Beijing

This paper analyzes the factors influencing the supply quantity of affordable housing in Beijing from 1999 to 2007,using both the methods of correlation coefficient calculation and principle factor analysis.
