外资流动对房地产价格影响的研究

摘    要:首先讨论了外资进出房地产供需环节所表现出的不同特征,在此基础上深入考察了外资流动与房地产市场不同发展阶段之间的关系以及在相应阶段外资流动对房地产价格的不同影响.最后以上海为例,对外资流动影响上海房地产价格的现状以及未来变化趋势进行了实证分析.本文的主要结论是:当房地产市场处于繁荣、相持、衰退、萧条和复苏等不同阶段时,外资流动将对房地产价格产生不同的影响;上海房地产市场进入相持阶段,外资流入需求环节的幅度开始减少,房地产价格进入调整期.

On the issue of foreign capital flows' effect on the real estate price in China
Abstract:Firstly,some specific properties of foreign capital' s inflow and outflow in supply and demand chains of the real estate are discussed.Furthermore,the relationship between foreign capital flows and different stages of the real estate market,and how foreign capital flows affect the real estate price during every stage are investigated.Finally,based on Shanghai real estate market,how foreign capital flows actually affect the current and future price of the market is empirically analyzed.Main results are concluded as follows;foreign capital flows' effects on the real estate price are different during the boom,lasting,recession,depressed,or recovery stage of the market;Shanghai real estate market is entering into the lasting stage,the foreign capital inflow in demand chain starts to decrease,and the price faces adjustment.
