房地产价格控制失效的原因探析

摘    要:美国次贷危机的爆发对中国房地产市场形成很大的冲击,房价经过一段时间的回落后又逐渐回升。宏观调控政策对房价的干预力度明显未能达到预期目标,房价在市场经济的作用下自由发展。分析了财政政策、货币政策等对房价调控的作用,通过对一个两阶段博弈模型的分析,解析了政策调控失灵、中国房价过高的原因,提出从四个方面加强对房地产的调控。
