摘    要:依据合同理论的分析框架,建立了一个带违约罚金的商品房预售合同模型,给出了最优合同条件,定义了商品房预售市场效率的度量。基于反设事实法的逻辑通过数值模拟发现,预售制度并非商品房价格上涨的重要原因,同期现房价格和市场预期房价增量对商品房价格上涨存在显著影响。

Abstract:In this paper,we construct a model for pre-sale housing contract,develop the optimal contract conditions and define the contract efficiency of pre-sale housing market.We find that pre-sale system isn’t the main factor causing high housing price through numerical simulation,while the main factor causing high housing price is the price of second-hand housing and increased market expectation.
