我国房地产信托融资的主要模式研究

摘    要:我国的房地产信托市场近年来步入快速发展时期,大量发行的房地产信托普遍采用了信托贷款、股权信托和优先收益权等模式.针对当前房地产信托所采用的模式,并不是真正意义上的信托,并不能达到规避风险的作用,提出只有通过我国整个金融市场共同的配套,才能充分发挥房地产信托的功效.

Abstract:REITs market of our country steps into the fast developing period in recent years,a large number of issued REITs has generally adopted the trust loan,stock right trust,preferential aut fructus and other modes.The mode adopted in REITs at present is not the real REITs,they can't get the result of evading the risk.Only through the common complete network of whole financial market of our country,could give full play to the efficiency of REITs.
