城市用地增长及其效益研究--以重庆市为例

以重庆市为例,按照城市人口规模及经济发展现状,将重庆各城市划分为市域中心城市、区域中心城市、次区域中心城市3个等级;采用城市用地扩张系数指标分析不同等级城市用地增长状况,并将各城市用地增长划分为快速增长型、增长型、稳定型、紧缩型、快速紧缩型等5种基本类型;采用一定时间跨度内的城市新增用地效益指数指标分析不同等级城市的用地增长效益状况,并将各城市用地增长效益划分为高荷载负效益递增及递减型、低荷载负效益递增及递减型、低荷载正效益递增及递减型、高荷载正效益递增及递减型等8种基本类型;最后提出促进城市用地理性增长的几点建议.

Analysis of Urban Land Use Growth and the Land Use Utility--A Case of Chongqing City

This paper takes Chongqing city as an example to analyze the change of land use growth and its utility in different grades of cities. Firstly,according to the scale of urban population and the actuality of economic development,the cities in Chongqing are classified into three grades: the center city of urban area,the center city of district and the center city of county.It takes the coefficient of urban land use expansion as index to analyze the change of land use growth in different grades of cities, and divides the urban land use growth types in Chongqing into five types: too highly increased,highly increased,rational,inadequate,and too inadequate.Secondly,the paper takes the index of range of land use utility change as index to analyze the utility of land use growth in different grades of cities,and divides the increased land use utility into eight basic types: rising type and descending type of high negative benefits,rising type and descending type of low negative benefits,rising type and descending type of low benefits,and rising type and descending type of high benefits.At last,it propounds countermeasures to the promotion of rational urban growth and gives suggestions to the promotion of rational urban growth.
