住房抵押贷款还贷模式研究

摘    要:个人住房抵押贷款已经成为住房金融的核心 ,针对我国存在的不足 ,提出一些新的想法 ,设计一些新的还贷方式以规避风险是刻不容缓的现实 .可以设计逐年递增方式 ,适用于刚参加工作不久的年轻人 ;逐年递减方式则适合年龄较大、收入有递减趋势的中年人 ;还有前 n年递增和后 n年递增等各种方式适合于不同层次的人 ,为居民提供多种多样的还贷方式 ,拓宽还贷市场

Abstract:Private mortgage loan has become the core of housing finance. In this country, it is urgent to introduce new ideas and new models to avoid potential risks. This paper proposes some effective measures that suit people of different groups, and suggests varied payment models in order to widen the scope of the mortgage market. First, a progressively increasing payment plan is suitable for young people who have just started their career and expecting an increasing income. Second, a progressively decreasing scheme is designed to suit those who are likely to earn less in the future. Other schemes are also put forward such as increasing for the first n years, and then decreasing, etc.
