针对物业管理行业中由于信息不对称而出现的逆向选择和道德风险，运用信息经济学的原理对其进行了机制分析，阐述并分析了物业管理市场上逆向选择的表现形式及其成因，引入了阿克洛夫的“柠檬”模型，探讨了物业管理企业的“柠檬”现象并提出了参考性的对策与建议。

Analysis on the Adverse Selection in Estate Management

Analysis is carried out on the mechanism of the adverse selection and moral risks caused by the information asym metry in the estate management with the help of the principles of information economics, the forms and causes of the adverse selection are explained, and by introducing AkerloFs ＂Lemon Model＂, the ＂lemon＂ phenomenon of estate management enterprises is discussed and some countermeasures and suggestions are given.
