| 摘 要： | 房地产需求是房地产市场运行的的基础,也是房地产价格的基本决定因素.房地产需求实际上是反映消费者和投资者的选择行为和决策过程.结合国内外一些住房需求总量的定性计算方法,选取北京市1991-2009年统计数据并利用spss处理数据,采用逐步回归的方法建立了北京市房产需求量的数学模型.

| Abstract: | Real estate demand is operation foundation of real estate market and real estate price are fundamental determinants.The demand for real estate is actually reflect the consumers and investors to choice behavior and to decide making process.In the basis of some domestic and foreign housing demand qualitative calculation method,selected Beijing statistical data in1991-2009,using stepwise regression method,the Beijing City real estate demand mathematical model was established. |
