房价上涨预期对逆向选择现象的抑制效应:来自二手房交易实验的证据

该文研究房价上涨预期对二手房市场逆向选择现象的影响。首先,从理论角度提出房价上涨预期指标与逆向选择程度的测算公式。之后,基于现实二手房市场交易特点设计和实施经济学实验,通过实验模拟不同房价上涨预期条件下的二手房交易过程,并收集数据。最后,基于实验数据对房价上涨预期指标与市场逆向选择程度进行测算,并检验房价上涨预期对市场逆向选择的影响。研究表明:严重的信息不对称是二手房市场产生逆向选择现象的主要诱因;当前市场上交易人的房价上涨预期在一定程度上暂时抑制了逆向选择现象的发生。预防和解决二手房市场逆向选择现象的根本途径是降低信息不对称程度。     

基于实验经济学的中介价格信息掌握对二手房议价效率影响

研究中介价格信息掌握对二手房议价效率的影响有助于提升中介服务质量,推动二手房市场的健康发展。该文基于实验经济学研究了中介价格信息掌握对二手房议价效率的影响。提出中介价格信息掌握程度的测算公式,从买方、卖方、中介及总体的角度确定二手房议价效率的评价方式,结合现实二手房市场特点,设计并实施二手房议价实验,利用实验数据对中介价格信息掌握程度和二手房议价效率之间的影响关系进行分析。研究结果表明:中介价格信息掌握程度对买方议价效率没有显著影响,提高中介价格信息掌握程度能够显著提升卖方议价效率、中介议价效率和总体议价效率;中介价格信息掌握程度每提高1%,将推动卖方议价效率、中介议价效率、总体议价效率分别上升2.27%、0.69%、0.73%。     

二手房价格离散程度与住房信息搜寻行为关系

二手房市场存在明显的价格离散现象和大量的信息搜寻行为,对二者间关系的研究有助于探索二手房市场的规律。首先对二手房市场内价格离散程度、信息搜寻次数、信息搜寻成本之间的关系进行理论分析并提出相应待检验假设,然后设计并实施二手房市场搜寻实验,利用实验数据实现对假设的检验。研究表明:提高二手房市场价格离散程度将导致买家信息搜寻次数增加;买家增加信息搜寻次数能引起二手房市场价格离散度的降低;信息搜寻成本下降将推动二手房买家信息搜寻次数增加。建议通过降低信息搜寻成本来引导二手房市场价格离散程度下降,以提高二手房市场的成熟度。     

基于实验的住房市场信息披露对二手房价格的影响

文章在分析现实二手房市场交易过程与特点的基础上,设计和组织了3组二手房交易实验,基于实验数据研究了住房市场信息披露对二手房价格的影响。研究表明:加大住房市场信息披露会降低二手房价格的波动程度,披露公开信息和私人信息分别会使二手房交易价格的波动程度降低18.5%和75.5%;住房市场信息披露对二手房价格波动的平抑作用要经过2～3轮交易之后才显现,具有一定的滞后性;最后提出了相关建议。     

农村富裕劳动力转移中介效率的模型分析

通过建立不同交易方式下务工人员和用人单位的支付模型,剖析了有效率中介组织的参与可以扩大劳务市场的交易范围,而且在中介费用不是过高的情况下,市场主体就会选择中介交易.在一定的市场结构下,劳务中介提高交易范围的方式可以通过减少成本,提高自身运作效率.     

佣金模式对二手房市场效率影响的实验

为比较研究不同中介佣金模式对二手房市场效率的影响,该文设计并组织3组二手房交易实验。实验研究结果表明:1)相比于"固定比例"佣金模式,在"固定佣金+超额比例"和"纯超额比例"佣金模式下,中介的积极性提高,二手房的成交价格和成交住房质量均上升,卖方剩余增加,买方剩余与中介剩余下降;2)在"固定比例"佣金模式下,市场效率最高。该文建议,不宜用"固定佣金+超额比例"模式和"纯超额比例"佣金模式替代"固定比例"佣金模式,应在完善"固定比例"佣金模式的同时,探索其他更优的佣金模式。     

二手房市场非居间化对中介信息服务的挑战

随着互联网自助交易平台的不断发展,二手房市场非居间化成为学者以及业界广泛关注的话题。该文利用实验经济学模拟互联网自助交易平台以及中介信息服务平台,并对2个市场的信息偏离度、市场匹配优度以及市场效率进行计算,探讨住房市场互联网自助交易平台对中介信息服务的挑战。结果表明:互联网自助交易平台的市场信息不对称问题更为严重;利用中介信息服务平台的市场更接近于Pareto最优情形;中介信息服务平台的市场效率显著高于互联网自助交易平台。因此,互联网自主交易平台不能替代中介信息服务平台,中介信息服务平台应加强对二手房市场信息的鉴别及披露,从而提高市场效率。     

基于代理成本的供应链合作伙伴选择

针对代理成本对供应链合作伙伴选择的影响,考虑一个简单二级供应链,即销售商隐藏销售努力(产生道德风险),供应商隐藏成本信息(产生逆向选择),运用委托代理理论,分别分析道德风险和逆向选择下的代理成本与市场环境的不确定性σ2、供销双方的风险规避度ρs,ρr的关系,以此为基础对供应链合作伙伴选择提供一定的决策参考。研究发现:道德风险下的代理成本CMH与σ2,ρr呈现正相关关系,与ρs呈现负相关关系;逆向选择下的代理成本CAS与σ2,ρr及ρs均呈现负相关关系;无论是供应商还是销售商,要想在激烈的市场环境中立于不败之地,不能一味地采取保守策略,适度地冒险精神,可使合作双方达到"双赢"。     

我国新房、二手房互动信息传递研究

以2005年7月至2014年1月我国新房与二手房月度价格指数为样本,通过指数自回归条件异方差(EGARCH)模型来检验我国新房和二手房价格是否存在"杠杆效应",进一步建立向量自回归模型,利用脉冲响应函数分析与方差分解法探讨我国新房和二手房的价格互动信息传递.研究表明我国新房和二手房价格存在杠杆效应,其中新房价格存在正的杠杆效应,而二手房价格存在负的杠杆效应,新房价格对二手房价格起主导作用,二手房价格对新房价格影响力较弱.     

信息不对称情况下的逆向选择问题探讨

在信息不对称的情况下,市场的运行可能是无效率的,“市场失灵”具有“不利选择”或“逆向选择”的特征,即市场上只剩下次品,这也就是人们通常所说的“劣币驱逐良币”。在不对称信息条件下,价格机制将失去完全竞争所具备的效率性,有时甚至无法促使双方进行都有利可图的交易。     

Markedness and its Interpretation in Language Use

Language markedness is a common phenomenon in languages, and is reflected from hearing, vision and sense, i.e. the variation in the three aspects such as phonology, morphology and semantics. This paper focuses on the interpretation of markedness in language use following the three perspectives, i.e. pragmatic interpretation, psychological interpretation and cognitive interpretation, with an aim to define the function of markedness.

Language is a means of verbal communication. People use language to communicate with each other. In the society, no two speakers are exactly alike in the way of speaking. Some differences are due to age, gender, statue and personality. Above all, gender is one of the obvious reasons. Lower Paleozoic oil relationships within Williston Basin, Canada

The Williston Basin is a significant petroleum province, containing oil production zones that include the Middle Cambrian to Lower Ordovician, Upper Ordovician, Middle Devonian, Upper Devonian and Mississippian and within the Jurassic and Cretaceous. The oils of the Williston Basin exhibit a wide range of geochemical characteristics defined as "oil families", although the geochemical signature of the Cambrian Deadwood Formation and Lower Ordovician Winnipeg reservoired oils does not match any "oil family". Despite their close stratigraphic proximity, it is evident that the oils of the Lower Palaeozoic within the Williston Basin are distinct. This suggests the presence of a new "oil family" within the Williston Basin. Diagnostic geochemical signatures occur in the gasoline range chromatograms, within saturate fraction gas chromatograms and biomarker fingerprints. However, some of the established criteria and cross-plots that are currently used to segregate oils into distinct genetic families within the basin do not always meet with success, particularly when applied to the Lower Palaeozoic oils of the Deadwood and Winnipeg Formation.     

低渗透非均质砂岩油藏启动压力梯度研究

理论推导与室内实验相结合,建立了低渗透非均质砂岩油藏启动压力梯度确定方法。首先借助油藏流场与电场相似的原理,推导了非均质砂岩油藏启动压力梯度计算公式。其次基于稳定流实验方法,建立了非均质砂岩油藏启动压力梯度测试方法。结果表明:低渗透非均质砂岩油藏的启动压力梯度确定遵循两个等效原则。平面非均质油藏的启动压力梯度等于各级渗透率段的启动压力梯度关于长度的加权平均;纵向非均质油藏的启动压力梯度等于各渗透率层的启动压力梯度关于渗透率与渗流面积乘积的加权平均。研究成果可用于有效指导低渗透非均质砂岩油藏的合理井距确定,促进该类油藏的高效开发。
