雾霾对房地产价格的影响研究

摘    要:环境对经济发展的影响受到越来越多的重视,近年来日益严重的雾霾问题也逐渐成为居民在购买住房时的考虑因素。本文采用空间杜宾模型对我国74个重点城市进行实证分析,检验全国范围以及各线城市雾霾对房价的影响。结果显示,空气污染会对房价产生负向作用,空气质量综合指数每上升1个单位房价会下降4%;人均绿地面积与房价正相关。宜居的环境因素会资本化为房价的观点得到证实。空气质量对一二线城市与三四线城市房价的影响差别不大,但周边城市空气质量对一二线城市房价作用显著高于三四线城市。

Abstract:The impact of the environment on economic development has received more and more attention. In recent years, the increasingly serious problem of smog has gradually become a consideration for residents when purchasing house.This paper uses the spatial Dubin model to conduct an empirical analysis of 74 key cities in China, and examines the impact of haze on house prices across the country and in various cities.The results show that air pollution will have a negative effect on house prices, and the price of the air quality composite index will drop by 4% for every unit of increase; the per capita green area is positively correlated with house prices. The view that livable environmental factors are capitalized into house prices is confirmed. The impact of air quality on house prices in first- and second-tier cities and third- and fourth-tier cities is not much different, but the impact of air quality of surrounding cities on The impact of air quality on housing prices in first- and second-tier cities and third- and fourth-tier cities is not much different, but the air quality in surrounding cities is significantly higher than that in third- and fourth-tier cities'' house prices is significantly higher than that on third- and fourth-tier cities.
