| 摘 要： | 在分析了近10多年来东莞市房地产发展和城市空间扩展时空特征的基础上，应用通径分析、回归分析等数理统计方法和空间分析技术对二者的互动关系进行了研究.结果表明:二者之间相互影响、相互作用明显.房地产开发促进了城市用地规模的扩大，房价空间分布变化是城市空间扩展的指示器，房地产空间分布一定程度上引领了城市空间扩展方向；反之，城市扩展也带动了房地产需求的增长、城市内部房价空间分布形态和房地产空间布局的改变.

| Abstract: | On the basis of analyzing spatio-temporal characteristics of the real estate's evolvement and urban space expansion in Dongguan, this paper studies the interplay between real estate's evolvement and urban space expansion using spatial analysis technology, path analysis and regression analysis method etc. The results show that: real estate's development promotes the extension of urban land, the change of housing price' distribution is an indicator of urban space expansion, and to a certain extent, real estate spatial distribution leads the orientation of urban space expansion; whereas, urban expansion brings on the increasement of real estate's demand and the change of housing price spatial pattern and real estate spatial layout. The study will benefit the optimizing of real estate layout and city in-order expansion. |
