城中村集体土地流转模式及其收益测算研究

集体土地流转是经济发展过程中的必然现象，而城中村土地流转是这一现象中的典型代表．从城中村土地流转角度入手，提出城中村集体土地流转的三种模式，即国有化转制模式、保权让利模式和“一村两制”模式，给出这三种流转模式下的集体土地流转收益测算方法．最后，对某市二环内城中村集体土地流转收益进行比较，提出了“一村两制”模式应优先选择．

Research on pattern and revenue calculation of collective land circulation in villages inside cities

Collective land calculation is an inevitable phenomenon in the process of economic development,the land circulation in the villages inside cities is a typical representative in this phenomenon.In view of collective land circulation in the villages inside cities,the nationalized circulation pattern,right transition and interests sharing circulation pattern and the "one village,two systems" circulation pattern were put forward.The revenue calculation methods of the three patterns were analyzed.Finally,study on the case of collective revenue calculation in one city,proposed the "one village,two systems" pattern should be the preferred option.
