| 摘 要： | 在建设国际旅游岛的背景下,海南房地产业备受关注。为定量地评价海南房地产业发展水平,首先采用相关分析法进行变量筛选,构建了评价我国各地区房地产业发展水平的指标体系,再分别采用主成分分析法及综合指数法借助于统计软件SPSS进行综合评价。通过Spearman等级相关系数检验,主成分分析法及综合指数法所得到的评价结果高度一致。为了综合考虑两大类综合评价结果,定量地给出更为合理的评价结果,最后引入组合评价法,得到最终海南房地产业在国内各地区的排名处于22位,仍处于相当落后的水平。所涉及的研究方法与结果,为了解当前海南房地产业发展情况提供了一定的科学参考,为建设国际旅游岛的相关政策的制定提供一定的理论和实践依据。

| Abstract: | The real estate industry received attention under the background of constructing Hainan international traveling island.The article established the evaluating index system firstly about the development level of real estate industry by correlation analysis method to make comparison between provinces by analysis methods of principal component and comprehensive index,aided by SPSS software.The comparison result was consistently tested by Spearman rank correlation coefficient test.Then by combination evaluation method the article gave out the more scientific comparison result that the real estate industry development level of Hainan placed 22nd.The research method of the article and the result got could provide references both for understanding the developing status of real estate industry of Hainan and for related departments while making policies during the construction of the international traveling island in practice and theory. |
