摘    要:萧山、余杭"撤市设区"并入了杭州市区,旨在解决人们普遍预期的城市发展空间狭小、后备土地资源不足的问题,这可能会对杭州市房地产市场带来巨大的影响。然而,市、区政府之间利益博弈的结果是合并以后新区保留了原地级市的管理权限,杭州市区行政区划的调整只是一种"名义调整",对三地房地产市场的影响并未如预期的那么大。

Abstract:In order to solve the common problem of limited urban space,Xiaoshan city and Yuhang city are integrated into Hangzhou city,as two districts.As many people expect,it may bring about great impacts to the real estate market.However,the game-playing among governments results in the fact that the new districts are reserved with their own managing jurisdiction of an in-situ level city.Thus,the adjustment of administrative areas in Hangzhou city does less influence as expected.
