| 摘 要： | 近年来城市的房地产行业迅速发展，成为城市建设及城市规划的主要要素，且房地产的大面积建设，对城市形态影响有着深远的意义。同时房地产还迅速地向市郊发展，从而引伸出住宅郊区化的问题。政府、社会与房地产行业之间存在的一些问题需要解决，本研究对此提出一定的见解及建议。

| Abstract: | The rapid development of the realty industry in the city in recent years has become the forms of urban construction . Large scale real estate construction will have profound effect on the conformation of urban communities. The quick expansion of real estate construction into the suburbs will present the problem of suburbanization. The paper offers some suggestions about how to solve such problems. |
