在建工程抵押估价的假设开发法研究

摘    要:首先以分析抵押目的实现过程为基础,提出目前通行的假设开发法公式不太适用于在建工程抵押估价;其次,通过考察在建工程抵押目的实现过程中房地产状况变化对实现抵押权时价值的影响,建立了在建工程抵押估价的假设开发法公式;最后给出了一个算例.

Abstract:Firstly,based on the analysis of the implementation process of mortgage purpose,it is presented that the currently prevailing formula of hypothetical development method is not suitable for mortgage valuation of project under construction.Secondly,by investigating the effects of changes of real estate status on the realization of mortgage right in value,a formula for mortgage valuation of project under construction is established.Finally,an example is given.
