收益还原法在农业用地价格评估中的应用浅析

摘    要:着重探讨采用收益还原法评估农业用地宗地价格时,土地收益、农地费用及土地还原利率的测算思路、方法及途径.提出以土地自然评价为基础,以农用土地经济评价为依据,综合测算农业用地的客观收益的技术思路;分析应用该方法的应计费项并提出确定农地还原利率的可行途径,以期获得农业用地宗地价格的合理评估值.

Abstract:It is very important to study the train of thought, approaches and ways of the land income calculation, expenses, rate of income capitalization when income capitalization approach is used to value the price of agricultural land.. A technical path of the land income calculation is raised, which founded on the physical evaluation and economy evaluation of agricultural land, calculate synthetically the objective income of agricultural land. It analyses the expenses in detail and raises the way of determining the rate of income capitalization and at last the justified appreciation plot price of agricultural land is obtained.
