基于系统动力学视角的武汉市商品住宅价格分析

与商品住房价格相互影响的因素很多,其关系复杂,对其进行单独分析很难取得良好的效果,而利用系统动力学则可以很好地解决这一问题。针对武汉市商品住宅市场的实际情况,借助系统理论,对影响其价格的各方面因素进行综合考虑,把其看成是一个系统,然后利用系统动力学原理对其建立相应模型并进行仿真与分析,得出武汉市商品住宅价格及其相关影响因素的变化趋势,为武汉市商品住宅宏观调控提供相关理论依据。

Analyze the price of Wuhan commodity residence base on the perspective of System Dynamics

There are many factors which influence the price of commodity residence each other and the relationship between them is complex. It is hard to obtain good effect by analyzing the price separately. But it can be solved well by using System Dynamics. Direct at the actual situation of commodity residence in Wuhan, all the factors which influence the price of it can be considered synthetically and all of them are regarded as a system with the system theory. Then a model is constructed for the system by take advantage of System Dynamics. After making simulation and analyzing through the model, the change trends of the price and the related factors of commodity residence about Wuhan can be worked out. And the results of it can provide the relevant theoretical basis for making macroeconomic regulation and control to the commodity residence in Wuhan.
