房地产住宅市场竞争战略的博弈分析

摘    要:分析了房地产住宅行业的行业特征,运用古诺博弈证明了在房地产住宅市场实行产量较量的低效率,运用贝特兰博弈论证了在房地产住宅市场上进行价格较量的恶性均衡。指出在房地产住宅市场中产量较量和价格较量是不可行的,同时也证实了合作的优势。提出差异化战略与市场弥隙战略,以期指导房地产企业竞争战略的选择。

Abstract:The profession characteristic of the real estate housing profession is described. Low efficiency of quantity competition in the market of real estate is proved by using Cournot model. Malignant balance of price competition in the market of real estate is proved through Bertrand model. The error of quantity competition and price competition is pointed out in the market of real estate and the advantage of cooperation is proved. Difference strategy and niche strategy are recommended to instruct the enterprise to choose the competition strategy.
