容积率对地价的影响及修正系数的确定——以福州市区为例

摘    要:容积率是土地利用强度的重要指标,同样也是影响城市地价的主要因素之一。该文阐述了容积率的基本内涵,揭示了容积率对地价影响的一般规律;同时结合福州市区最近三年交易的地价资料,制定出样点地价修正系数和容积率修正系数,同时对容积率修正系数的确定进行了分析。

Abstract:Floor Area Ratio is the main index on the control of land use,it is one of the key factors having an effect on the land value.By interpreting the meaning of Floor Area Ratio,this paper revealed the general rules of the impact of Floor Area Ratio,meanwhile combined with the trade land price of Fuzhou City in recently three years and worked out the modification coefficient of samples land price Floor Area Ratio,and basic and standard price the modification coefficient of samples land price Floor Area Ratio.Finally,to analysis and make sure the modification coefficient of Floor Area Ratio.
