| 摘 要： | 商品房的质量保证期限有其特殊性，即分为质量保证期和质量保修期。关于商品房的质量保证期限，我国现行法律缺乏统一的规定，不仅未明确区分质量保证期和质量保修期，而且对于商品房各分部、分项工程的质量保修期又规定得过短，这些不合理之处都有待进一步修改和完善。

| Abstract: | The period of quality guarantee for commercial buildings has its particularity,It includes quality guarantee and maintenance periods.In the existing law of China,there is no uniform stipulation on the period of quality guarantee for commercial buildings.It doesn't distinguish warranty period from quality guarantee,and the maintenance period of the subdivisional works of commercial buildings is too short.These flaws must be corrected as soon as possible. |
