| 摘 要： | 不动产物权登记的法律效力，大致有三种不同的立法例。我国应将所有权登记不动产所有权的成立要件；而对抵押权登记,则只作为对抗要件，即对抗善意第三人。

The registration of ownership in China should be an essential condition for the establishment of titles to real estate. The registration of mortgage right, however is the condition for opposition to the third person with good intentions. |
