房地产贷款项目可行性评估初探

摘    要:房地产业的高利润与高风险共存,房地产开发项目也离不开金融机构的贷款支持,房地产贷款项目评估是金融机构为规避风险而采取的一种防范措施,一般要对承贷企业和承贷项目进行评估。对承贷企业的评估重点在企业财务评价上,主要分析企业是否能持续经营和持续经营情况下的财务状况;对承贷项目的评估主要从项目的市场分析、项目投资成本收益分析、项目的风险和项目投资效益等方面进行测算;最终存出项目是否可行的评估结论。

Abstract:High profits and risks co-exist in real estate industry. Since the project developed in real estate industry is integrated with the loan support from the financial organizations , evaluation of the loan project of real estate is a preventive measure taken by the financial organizations in order to avoid risk, focusing on the evaluation on loan commitment enterprise and loan commitment project. The thesis explores two topics to reach the feasible or infeasible conclusion in the evaluated project . One is the evaluation on the loan commitment enterprise. The evaluation emphasizes the enterprise financial appraisal and analyzes the possibility of persistent management and the financial situation in prerequisite of persistent management. The other is the evaluation on loan commitment project with the focus of project market analysis, cost-revenue analysis of project investment, project risk analysis, and benefit analysis of project investment.
