农村宅基地流转影响因素实证分析——基于重庆市300户农户调查

农村宅基地流转的影响因素具有多样性.采用问卷调查法、Logistic分析法,从农户视角分析宅基地流转的原因,探寻农村宅基地流转的主要影响因素.结果发现:受教育程度、非农收入、务工距离、社会保障水平、宅基地距城镇距离、宅基地流转政策满意度、宅基地流转收益、人均住房面积等因素对农村宅基地流转具有明显正向影响,其中,非农收入和宅基地流转收益对农村宅基地流转正向影响最为显著;户主年龄、宅基地利用情况等因素对农村宅基地流转具有负向作用.研究认为,农村宅基地流转应基于农户自愿原则,通过提高农民宅基地流转的认知水平和经济意识、加快农村劳动力转移、深化户籍制度改革、提高农村社会保障水平等针对性措施,促进农村宅基地健康有序流转.

Analysis of the Influencing Factors for Rural Residential Land Transfer: An Empirical Study Based on the Surveys from 300 Households in Chongqing

The influencing factors of rural residential land transfer are diverse.This paper analyses the reasons for rural residential land transfer and explores its main influencing factors from the perspective of farmers with the methods of questionnaire and logistic analysis.The results indicate that level of education,non-agricultural income,outdoor-workers distance,social security level,distance between the house and town,the satisfaction level of the policy of residential land transfer,the revenue of residential land transfer and per-capita housing area have significant positive effects on residential land transfer in rural areas.Among them,non-agricultural income and the revenue of transfer are the most important influencing factors.Age of the household head and utilization of the residential land have a negative effect.It is concluded that residential land transfer in rural areas should be based on farmers’ willingness,and the healthy and orderly transfer of residential land in rural areas should be promoted by raising the understanding of the farmers about the issue of residential land transfer and arousing their economy awareness,accelerating the transfer of rural labor,deepening the reform of household registration system and improving the level of social security.
