| 摘 要： | 对基于车站及周边土地联合开发的主流溢价回收模式、联合开发的溢价回收案例及其要点进行了深入分析.结果表明，与基于土地税的模式相比，基于联合开发的溢价回收模式的实施效果较好、可操作性较强.通过联合开发而实现溢价回收的2项策略为：预先控制土地开发权以及有效吸引和管理地铁客流.
