商品住宅主因素定价模型研究

摘    要:在总结国内外关于商品住宅价格相关研究的基础上,同时考虑消费者需求、开发商供给以及市场影响因素,构建了包括住宅环境因素、住宅配套设施、住宅质量因素、住宅成本因素和住宅市场因素的商品住宅主因素定价模型,为房地产开发企业、中介机构和消费者更好地理解和确定商品住宅的价格提供一种新的思路。

Abstract:The article first reviews studies of house price around the world, taking the needs of consumers in consideration, as well as house developer and market influence factors. The article provides a main-factors model of house pricing which includes house environmental factors, living establishment quality, house quality, cost and market factors. It will provide a new way for consumers, house developer, and house agencies to understand and judge the house price.
