| 摘 要： | 以问卷调查的方式，收集整理了大连市内4区具有一定规模的住宅片区的信息资料，运用SPSS统计分析软件对这些住宅片区进行了聚类分析，将大连市居住空间分成低档住宅区、中低档住宅区、中高档住宅区、高档住宅区和超高档住宅区等5类．分别阐述了这5类居住空间的分布范围和特点，揭示大连市居住空间分异现象，并从社会经济发展、城市建设、住房商品化改革、房地产市场、居民家庭结构类型等方面分析其分异现象形成的动力机制．

| Abstract: | In this article, we collect the information of the residential area with certain size in four districts of Dalian by questionnaires, using Cluster Analysis of SPSS and Mapinfo to classify the residential area into five grades, and analyze the distribution area and characteristics of the five grades. Then we present the phenomenon of residential area differentiation in Dalian and also analyze the mechanism of this phenomenon from several aspects, such as development of social economy, polarization of social class, city construction, housing system innovation, real estate market, and family makeup. |
